All prospective residents will be required to meet the following qualification standards to include, but not limited to:

I. OCCUPANCY POLICY
1. Occupancy is based on the number of bedrooms in an apartment home. A bedroom is defined as a space with the premises that is used primarily for sleeping, designed to be closed with a door and with a closet space for clothing.
2. Occupancy ceiling is two persons per bedroom (plus a child who is less than 24 months old).
3. Residents who have a newborn less than 24 months old at the time of rental application or lease renewal and residents whose newborn has reached 24 months of age during the lease term and who will then exceed the occupancy ceiling will be required upon the expiration of their current lease term to either (a) move into another available dwelling of the Owner which has more bedrooms or (b) move out.

II. APPLICATION PROCESS (Steps to becoming a resident):
1. Select your apartment home
2. Complete the application on the designated form. Each adult occupant must complete an application. Married couples may complete one application.
3. Pay your holding deposit that will become a security deposit upon move in.
4. Be prepared to wait up to five (5) business days for the application process to be completed.
5. If the application is approved you will be required to sign a lease agreement in which you agree to abide by all the rules and regulations of this community.

III. GENERAL REQUIREMENTS
1. State or government issued identification with a picture and social security number validation will be required.
2. A complete and accurate rental application listing a residency for at least the last 48 months is required. (Incomplete applications will be returned to applicant).
3. All non-familial applicants must be eighteen years of age or older. Emancipated minors must show written legal proof of such emancipation.
4. Inaccurate or falsified information will be grounds for denial.
5. Any individual, who may constitute a direct threat to the health and safety of an individual, the community or the property of others, will be denied.

IV. PET POLICY/PET DEPOSIT
Pet are allowed in some apartment homes.
1. Pet types are restricted to cats or dogs only.
2. Two small pets will be allowed providing the two pets fall under the restrictions below:
a. combined weight must not exceed 30 lbs
3. Exceptions to the required weight of the pet will be made for pets designated as service animals to accompany a resident with a verifiable disability for the specific purpose of aiding that person.
5. At the discretion of management, certain breeds of pets are restricted, such as pit bulls, dobermans, chows, rottweilers and other aggressive breeds.

V. RENTAL REQUIREMENTS
1. One consecutive year of verifiable resident history will be required within the past two years from the date of application.
2. Eviction within seven (7) years from date of application will result in denial.
3. Rental History reflecting money owed to a previous landlord will result in denial.
4. Four (4) or more late payments within a twelve month period, or two (2) or more late payments within a six (6) month period, will require a double deposit.
5. One or more NSF checks within the last twelve months require applicant to pay by cashier’s check or money order only.
6. Non established rental history may require (a) guarantor or (b) the last two full months of rent paid in advance by cashier’s check or money order.
7. Depending on the number of negative items on an applicant's credit history and/or resident history, the applicant may (a) be required to obtain a guarantor or (b) be required to pay the last two months of rent in advance by cashier’s check or money order or (c) be declined.
